# Home Remodeling in Grapevine, TX

NRG Remodeling does home remodeling in Grapevine, TX: kitchens, bathrooms, home additions, ADUs and foundation repair. Additions, foundation repair and plumbing or electrical changes need a Grapevine building permit, and exterior changes in the city's historic districts also need a Certificate of Appropriateness, filed 60 days before the commission meets. Grapevine is one of our three main service areas, with Dallas and Arlington; each project starts with a consultation and a detailed quote.

## Remodeling in Grapevine's historic districts

Grapevine adopted a historic preservation ordinance in 1991. The city now has the Historic Township District, five local historic districts (among them College Street, West Wall Street, Cotton Belt Railroad and the D. E. Box Addition) and individual landmark homes. In any of them, exterior alterations, demolition and new construction need a Certificate of Appropriateness from the Historic Preservation Commission first: new paint colors, doors and windows, siding, light fixtures, landscaping or an addition.

1. Check the mapThe city's historic districts map shows the Township boundary, the local districts and the individual landmarks.
2. Use the free design helpCity preservation staff offer design assistance at no charge for changes to historic buildings.
3. File 60 days aheadComplete applications are due 60 days before the commission's monthly meeting, held on the fourth Wednesday.
4. Then the building permitThe certificate does not replace the building permit: structural, plumbing, electrical and window work still goes through Building Services.

With that 60-day filing lead, the commission date belongs in the project schedule from the start. A listing on the National Register of Historic Places is a separate matter: it brings no review of exterior changes unless the owner seeks preservation tax credits. Owners of historic homes in the original Township can also apply to the Grapevine Township Revitalization Program for matching grants toward exterior work.

## Which Grapevine projects need a building permit?

Most remodels do, including several jobs that feel like simple swaps. Grapevine Building Services works from the 2021 International Residential Code, in effect since January 1, 2024, and its permit list covers replacements as well as new work.

| Needs a permit in Grapevine | No permit needed |
| --- | --- |
| Room additions, garages, carports and patio covers | Painting, wallpaper, tile and carpet |
| Foundation repair and other structural changes | Cabinets, countertops and similar finish work |
| Window replacement, siding replacement and re-roofing | Retaining wall up to 4 feet, with no surcharge |
| New plumbing fixtures, a water heater, new circuits or added light fixtures | Fixing a leak or clearing a stoppage without replacing pipe |
| Storage shed of any size (no fee at 120 square feet or less) | Minor electrical repair, such as replacing a fuse |

Sources: City of Grapevine Building Services, "When Is a Permit Required?", Residential Secondary Structure Requirements, Residential Permit Submittal Requirements and Building Code Information (read October 2026).

Permits are pulled by contractors registered with the city, the general contractor and each subcontractor alike; a homeowner who lives in the house is exempt from contractor registration, but not from permits, plans or fees. Work that affects a home's energy efficiency, such as new windows or insulation, must also be checked by a certified third-party energy code inspector. The city's target turnaround for residential additions and remodels is 7 to 10 business days.

## Kitchen and bathroom remodels in Grapevine: where the permit line falls

A kitchen or bath refresh that stays on the surface needs no Grapevine permit: new cabinets, countertops, tile, paint and similar finish work are exempt. Once the job installs new plumbing fixtures, runs new water or drain lines, adds circuits or light fixtures, moves gas lines or replaces the water heater, the trade work needs its own electrical, plumbing or mechanical permit, and it is inspected before the walls close.

Kitchen and bathroom work inside the house goes through Building Services like any other remodel; in a historic district, the Certificate of Appropriateness comes into play when the project also changes the outside, such as a new window.

## Grapevine's housing: mostly 1980s and 1990s homes

### Half built 1980 to 1999

About half of Grapevine's housing units were built in those two decades.

### Median year built: 1993

The typical Grapevine home is about 33 years old.

### Few homes before 1960

Under 3% of housing units date from before 1960, and about 16% from before 1980.

So the typical Grapevine home was built in the 1980s or 1990s, not in the historic era, and upgrades such as new windows, a new roof or a water heater each need a permit here. Houses built before 1978 still fall under the EPA's lead-safe rules when painted surfaces are disturbed; NRG Remodeling is an EPA Lead-Safe certified firm (NAT-F344441-1).

## Foundation repair in Grapevine

Foundation repair in Grapevine needs a building permit: the city lists it among the structural alterations that require one, so the repair is reviewed and inspected. When the foundation is new, such as under an addition, the city's residential submittal list also asks for an engineered foundation plan and an engineer's letter on the soil conditions. Our guide to the [signs of foundation problems](https://nrgremodelingenergy.com/signs-of-foundation-problems-dallas/) covers what to watch for, and our [foundation repair](https://nrgremodelingenergy.com/services/foundation-repair/) page covers the repair work itself.

## Grapevine remodeling FAQ

**Do I need a Certificate of Appropriateness to remodel in Grapevine?**

If the property is in a designated historic district or is a historic landmark, yes for exterior alterations, demolition and new construction: new paint colors, doors and windows, siding, light fixtures, landscaping or an addition. The city's historic districts map shows whether your property is included.

**How long does a Grapevine building permit take?**

The city's target turnaround is 7 to 10 business days for new single-family homes, residential additions and remodels, and the same day for simple trade permits such as a water heater or an air-conditioning change-out, depending on workload and complexity.

**Do I need a permit to replace windows in Grapevine?**

Yes. Grapevine lists window replacement, siding replacement and re-roofing among the jobs that require a building permit, and in a historic district new windows also need a Certificate of Appropriateness.

**Is a permit required for foundation repair in Grapevine?**

Yes. Grapevine treats foundation repair as a structural alteration, which requires a building permit.

**Can a homeowner pull a permit in Grapevine?**

Yes, if the owner lives in the home: owner-occupants are exempt from Grapevine's contractor registration, but not from permits, plan submittals or fees. Contractors must be registered with the city.

**Are there grants for restoring a historic home in Grapevine?**

Owners of historic homes in the original Township can apply to the Grapevine Township Revitalization Program, which offers matching grants for exterior revitalization; owner-occupied homes get a larger match than rental houses.

**Does a National Register listing limit changes to my Grapevine home?**

Not by itself. The National Register of Historic Places has no review process for exterior changes unless the owner seeks preservation tax credits; Grapevine's own historic districts and landmarks are what require a Certificate of Appropriateness.
