# Garage Conversion in Dallas

Spray foam insulation inside a new ADU

## Garage Conversion

NRG Remodeling does garage conversions in Dallas, turning an attached garage into a bedroom, home office, gym or guest suite that is finished to match the rest of the house. One Dallas rule matters for any garage that held the home's required parking: that space has to sit behind the front building line, so the plan has to show where it goes once the garage is a room. We also work in Arlington and Grapevine.

## What a garage conversion involves

A garage already has a roof, walls and a slab, so a conversion reuses most of a room's structure. But it was built for cars, not people, so five things change on the way to a finished room:

1. **The floor.** A garage slab can sit lower than the house floor and slope toward the door. It is leveled, or a new floor is built up to meet the house, with a moisture barrier between the concrete and the finished floor.
2. **Walls and ceiling.** Garage walls may be bare studs or uninsulated drywall. They are insulated and finished like the rest of the house, because the room is now heated and cooled.
3. **The door opening.** The big opening is framed in as a wall, with a window or an entry door, and the outside is finished in brick or siding to match the house.
4. **Heating, cooling and power.** Ducts are extended if the existing system has room for the load, or the room gets its own system. Outlets, lighting and smoke alarms go in while the walls are open.
5. **What lives in the garage now.** A water heater, laundry hookups or the electrical panel need a plan: moved, enclosed or kept accessible.

Insulation is the step that turns the space into a comfortable room. It is also its own service with us: see [insulation in Dallas](https://nrgremodelingenergy.com/services/insulation/).

## Garage conversion ideas, and what each one needs

The use you pick decides the work list, so it is worth deciding first.

- **Bedroom.** The 2021 International Residential Code, which the city's permit forms cite, requires every sleeping room to have an operable emergency escape opening, with the bottom of the opening no more than 44 inches above the floor. A window in the new door wall can be that opening. Plan the closet and the heating and cooling at the same time.
- **Home office.** Mostly electrical: enough circuits and outlets, good lighting, and a window for daylight where the garage door was.
- **Home gym.** A durable floor that can take weights, ventilation, and outlets where the equipment goes.
- **Playroom or family room.** Needs no plumbing, which keeps the work list short; a wide opening into the house can make it feel like part of the living area.
- **Guest suite with a bathroom.** The bathroom is what makes this one more involved: drains run under the slab, so the concrete has to be cut to reach the sewer line. Shower, vanity and tile are planned like a [bathroom remodel](https://nrgremodelingenergy.com/services/bathroom-remodeling/).
- **A rentable unit.** A garage made into a separate home for a tenant falls under the Dallas rules for accessory dwelling units (below).

## Garage conversion permits and the Dallas parking rule

A conversion needs a permit in Dallas. The city's rule is that no one may build, alter or "convert" a structure without first getting a permit from the building official. The city's checklist for one- and two-family remodels shows what the plan reviewer expects when walls, windows and doors change:

- floor plans with every room labeled, and the walls being removed and added;
- where the smoke alarms go, plus carbon monoxide alarms in homes with gas appliances;
- a schedule of new or replaced doors and windows, and elevations for new openings;
- a site plan with property lines, building lines and setbacks when exterior walls change;
- an energy code certificate before the final inspection.

In a conservation district, exterior work such as closing the garage door opening needs the district's work review form with the permit application; in a historic overlay district it needs a Certificate of Appropriateness first.

**Then the parking.** In single family districts the Dallas Development Code generally requires one off-street parking space per dwelling unit, with some exceptions.

That space has to be on your lot, on an all-weather, drainable surface the building official approves, and in residential districts the required parking for a home has to sit behind the required front building line. A car parked in the required front yard, in front of that line, does not count. So when the garage held the required space, the plan has to show where it moves, for example to an approved parking surface beside or behind the house.

**Check before you design:** find the front building line on your plat or survey and see whether a legal parking space fits behind it once the garage is a room. If it does not, settle that question first, because it decides whether the conversion can be permitted as drawn. Arlington, Grapevine and other cities set their own parking and permit rules.

## Garage to ADU conversion in Dallas

Converting a garage into a separate home, with its own kitchen and entrance and possibly a tenant, is a different project from adding a room. In most cases Dallas does not allow an accessory dwelling unit by right: it takes a Board of Adjustment special exception for the property or an ADU overlay on the neighborhood. Two overlay rules matter most for a converted garage:

- an attached ADU, such as a converted attached garage, can be up to 700 square feet or 25 percent of the main house, whichever is greater;
- the ADU needs its own off-street space, unless it is within 1,200 feet of a DART bus or transit stop, on top of the house's own space.

A rented unit also means the owner lives on the property and the rental is registered with the city. The full set of rules, both approval routes and the build itself are on our page for working with an [ADU builder in Dallas](https://nrgremodelingenergy.com/services/adu/).

## What drives the cost of a garage conversion

A conversion reuses the slab, walls and roof. The floor, the door wall and the heating and cooling each come in a simpler and a fuller version, as the steps above describe. Three more choices are particular to garages, and for each the first option keeps the work list shorter:

- **Bathroom.** None, or a bathroom, laundry or kitchenette, which means cutting the slab for drains and tying into the sewer line.
- **Parking.** A legal space already behind the front building line, or a new approved parking surface.
- **Windows.** One window for daylight, or several, including a bedroom's escape opening. We also handle [window installation](https://nrgremodelingenergy.com/services/windows-installation/) as its own service.

If the plan needs more room than the garage has, compare it with building out instead: our [home additions page](https://nrgremodelingenergy.com/services/home-additions/) covers that route. When you request the free estimate, ask about financing through our partners too.

## How long does a garage conversion take?

It depends on the plan review and on the choices above, so ask for the schedule in writing, stage by stage, before work starts. Most of the work happens inside an existing shell, so weather matters mainly while the door wall is open. The parts that add time on a garage in particular:

- a new parking surface, when the garage held the required space;
- cutting the slab and running drains, when the plan includes a bathroom;
- special-order windows or an entry door for the door wall.

When you compare garage conversion contractors, ask each one the same two questions as well: where the required parking space will go, and how the new floor will meet the house.

## Garage conversion questions

**Do I need a permit to convert my garage in Dallas?**

Yes. The city requires a permit to alter or convert a structure, and because closing the garage door opening changes an exterior wall, the application includes a site plan.

**Can I convert only part of the garage?**

Yes, and in Dallas that can help with parking: a bay that stays a garage and sits behind the front building line can keep serving as the home's required off-street space.

**Can I turn my garage into a rental unit?**

Only with city approval. A separate rental unit on a single family lot is an accessory dwelling unit under the Dallas code, which in most cases takes a Board of Adjustment special exception or an ADU overlay.

**Can a converted garage be a bedroom?**

Yes, if it meets the code for a sleeping room, starting with an operable emergency escape opening whose bottom is no more than 44 inches above the floor.

**How much does a garage conversion cost?**

It depends on the choices listed above, mainly a bathroom, the floor, the door wall, heating and cooling, and parking. The estimate is free.
